An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Santa Fe: Santa Fe Indian Market and Spanish Market; Santa Fe Opera season; Albuquerque Balloon Fiesta; Taos Ski Valley. Guests I price for: Cultural travellers and couples on 3 to 4 night stays, ski guests in Taos. Where I start: Market-week premiums, opera-season rates, and city STR permit compliance.
I configure PriceLabs or Wheelhouse with Indian Market, Spanish Market, the Folk Art Market, opera nights and Christmas Eve as date premiums, plus a ski season for Taos. Each channel follows the same rules, and minimums lengthen around the biggest weeks.
