An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Mallorca: Summer beach and villa season; Cycling training camps in spring; German and British holiday calendars; Palma city breaks and sailing. Guests I price for: German, British and Scandinavian families on 7 to 14 night villa stays, cyclists in spring. Where I start: Weekly villa pricing with fixed turnover days, shoulder-season cycling demand, and ETV licence compliance.
I configure your pricing tool for Mallorca with Saturday changeovers in summer, flexible stays for spring cyclists, event dates for the boat show and the 312 ride, and consistent rates on Airbnb, Booking.com, Vrbo and FeWo-direkt so no channel quietly undercuts another.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Mallorca.
